  • Real Buyers have a recent (no more than 3 months old) fully approved Finance Letter from their chosen lender giving them authority to bid or buy to a price level.
  • They may have an ‘Unconditional Sale’ on their current property that is ready to settlement.
  • They may have Cash ‘at the ready’ to cover the Purchase Price plus Statutory fees and Charges.
  • They have thoroughly researched recent property sales in the area they wish to live. (All obtainable via online search or a visit to our office for a confidential discussion).
  • They have a winning strategy in place to Bid at Auction or Buy in the private treaty market.
  • They may have engaged a Professional Negotiator to negotiate on their behalf. (Sellers employ a professional negotiator to get them the highest price , so why don’t buyers to ensure they pay the right price, this could save you thousands)
  • Real buyers make written offers at price levels commensurate with previous market sales.
  • Real Buyers provide their ‘Genuine’ price affordability to Agents. (Many buyers miss out on property because they fail to provide the agent with the whole truth on their price affordability).
  • ‘Real Buyers’ build a relationship with an agent of choice. They provide all relevant contact details.
  • Real Buyers value ‘Private Inspection Appointments’ because they need privacy to make a significant decision.
